Lived-in home staging
Still living there? We stage that too
You don't have to move out to sell well. With lived-in (occupied) staging we work around your furniture and your routine, so the home photographs clean and you can keep living in it while it's on the market.
We use what you own
We rearrange your furniture so each room reads clearly and feels larger.
We clear what distracts
Extra pieces, personal photos and clutter come out of the frame before the photographer arrives.
We add only what is missing
Art, rugs, bedding or an accent piece where a room needs it.
It usually costs less
Because most of the furniture is already there, it typically costs less than furnishing an empty home.
Pricing
You pay for the rooms you stage
Staging is priced by the room, so you only pay for what the listing needs. Here is what moves the number up or down.
Rooms staged
The living room, dining area, kitchen and primary bedroom do most of the selling. Each extra room adds to the price, so we recommend only the ones that help.
Home size
Larger rooms need more and bigger furniture. A one-bedroom condo costs less to stage than a 3,000-square-foot house.
Vacant or lived-in
Lived-in (occupied) staging uses your own furniture where it works, so it usually costs less than furnishing an empty home.
Rental term
The quote covers a set rental period. If the home is still on the market after that, you can extend.

What agents and sellers say
Excerpts from public reviews, in the reviewers' own words.
“OUTSTANDING! The designers at OC Home Staging were professional, responsive, communicative, and most of all, EFFECTIVE. My home had been on the market with no furniture and no offers for 35 days prior to my engaging their incredible staging services. Within 7 days of home staging, and no reduction in listing price, I received two offers on the home. I am their customer for life.”

“I called them late Tuesday night, and we met the next day, Wednesday afternoon, to discuss the details. By Thursday, everything was set, and the house was staged by Friday. … The price for the staging was reasonable and competitive, and it was worth every dollar.”

“The team is great! I reached out, and about a week later Staging was complete on the property. Design is great, communication is great, and the price is more than fair! I will certainly be using them for all of my Staging moving forward. Thank you!”
